Building Owners

Your Property. A Clear Assessment. A Practical Next Step.

Leaks that keep coming back, storm damage, an aging roof, or a contractor’s scope you aren’t sure about. Lavelle Solutions helps you understand what’s happening, decide what to do first, and get the right people working on it without disrupting the building.

  • Recurring leaks
  • Storm damage
  • Aging roof or exterior systems
  • Unclear scope or estimate
  • Work around occupants or operations
  • Too many trades to coordinate

The assessment

Know What Needs Attention—and What to Do Next.

An assessment gives you a documented picture of the building’s exterior and a clear recommendation on what to address first.

  • What we reviewVisible roof and exterior conditions, the concerns you raised, and the history you can share, such as past leaks, repairs, or storm events.
  • What gets documentedCondition photographs and observations, organized so decisions start with clear information.
  • Priorities and optionsWhat needs attention now, what can be planned, and practical repair, restoration, or replacement options for each.
  • When a specialist is neededSome conditions call for specialist testing or engineering review. We tell you when, and that work is scoped separately.
  • FeesScope and any fees are confirmed with you before an assessment is scheduled.
  • After the assessmentYou decide the next step. When work is needed, we bring in the appropriate contractors and coordinate the agreed plan.

Storm recovery. Working facilities. Complex coordination.

Hurricane Ian Response · Port Charlotte, Florida

Nick’s role
Nick served as the sales representative and on-site project manager, coordinating emergency services, asbestos remediation, water mitigation and remediation, roofing, and build-back activities alongside the project team.
Coordination
The work required clear communication and coordination among property ownership, residents, contractors, and insurance professionals as the community moved through recovery.

Nick’s role
Led the projects, sequencing the work around production schedules and food-safety requirements.
Outcome
Complete reroofs of both plants, about 215,000 sq ft (2,150 roofing squares), with no production disruption, no contamination events, and a repeat relationship.

Throughout my career in the insurance industry, I have worked with commercial roofing contractors across the country, and many of them are highly capable at what they do. What stood out to me about Nick Lavelle was that he brought a level of business discipline and data-driven decision making that I had never seen from a contractor before. My work relies heavily on data analysis, code enforcement requirements, OSHA regulations, and detailed documentation to help insureds navigate complex claims. When I began working with Nick, I expected to find someone knowledgeable about roofing. What I did not expect was his deep understanding of every aspect of the business behind it. Nick maintained detailed operational data, tracked key metrics, and understood his company performance at a level that allowed for smarter decisions and greater accountability. The accurate information he provided helped me operate more efficiently and made collaboration significantly easier. Beyond that, Nick is hardworking, approachable, and committed to understanding the full picture, not just the roof, but the entire business that supports it. That earned my respect and set him apart from others in the industry.

His organizational skills, strategic thinking, and ability to navigate challenges make him an invaluable asset in any professional environment.

What truly sets Nick apart is his leadership. He does not simply manage people; he inspires them. Nick has a natural ability to recognize the strengths and potential in others, challenge them to exceed their own expectations, and provide the encouragement and direction necessary for them to succeed. He leads by example, holds himself to high standards, and motivates those around him to do the same.

Throughout our years working together, I developed tremendous respect for Nick’s character, integrity, and commitment to excellence. He understands that true leadership is not measured solely by results, but also by the positive impact a person has on the people who help achieve those results.

Nick is the type of individual who makes an organization stronger simply by being part of it. His combination of talent, determination, professionalism, and genuine investment in the success of others is something that cannot easily be taught.

I wholeheartedly recommend Nick Lavelle and believe he would be an exceptional asset to any organization, team, or opportunity he chooses to pursue.
